If the house has already been deeded to the heirs, we close just like any normal sale. If there are multiple heirs, every heir signs at closing and the funds get split however the estate dictates.

Most inherited houses are full of forty years of someone else's life. Tools in the garage, furniture nobody wants, old photo albums no one has the time to sort through. We do not require you to clean any of it out. Take what is meaningful, leave the rest, and we handle the cleanout after closing.
The condition piece
Inherited properties have usually been deferred for years. Roof past its life. Boiler from the Carter administration. Knob and tube wiring. Cracked driveway. None of that has to be fixed before we close. Our offer is for the property as it sits today.
