How we operate

We are funded by our own capital and a committed local hard money lender. We do not need to find an end buyer before closing. We do not assign contracts. When we sign a purchase and sale, the next thing that happens is closing.

We use a small set of local NH title attorneys who have closed dozens of our transactions. They know how to move quickly on a real direct purchase and they know how to handle the messier situations (probate, multiple liens, tenant occupancy, code enforcement issues) cleanly.

The kind of seller we are a fit for

Not every seller should sell to us. If your house is in great shape, in a hot neighborhood, and you have six months to wait, you will almost certainly net more by listing with a good agent. We will tell you that if it is true.

Where we make sense: properties that need work, properties with tenants in place, sellers who need a specific close date, sellers managing an estate, sellers behind on payments, and sellers who just do not want to deal with the showings and inspections and back-and-forth of a traditional sale.
